Does it make sense to pay off low-interest loans?
If the interest rate on your debt is less than 6% (and again, based on our set of assumptions), it likely makes more sense to invest those extra dollars instead.
Financial experts agree that you should generally invest your extra cash rather than accelerate paying off low-interest debt, but still some people place immeasurable value on being debt-free or owning a debt-free home.
It might make sense, for example, to put the money into paying off your mortgage early if you struggle with keeping money in the bank. Your home can be a forced-savings tool, and making extra mortgage payments can save you thousands of dollars in interest over time, plus help you build equity in your home faster.
Ideally, you want to pay off the debt with the highest interest rate first to save the most money. But if you find that paying off small debts motivates you to continue working toward reducing debt, you may want to pay those off first instead.
Wiping out high-interest debt on a timely basis will reduce the amount of total interest you'll end up paying, and it'll free up money in your budget for other purposes. On the other hand, not having enough emergency savings can lead to even more credit card debt when you're hit with an unplanned expense.
There's a good reason to pay off your highest interest debt first — it's the debt costing you the most. Credit cards with higher-than-average APRs can be especially hard to pay off.
Advantages of Paying Off Your Mortgage Early
By paying off the mortgage, you eliminate what is likely your biggest monthly expense. That gives you financial breathing room. You reduce the cost of mortgage interest. By paying off your home loan, you can save thousands of dollars in interest over the life of the loan.

- Make one extra mortgage payment each year. ...

- Benefits of paying mortgage off early.
Since your interest is calculated on your remaining loan balance, making additional principal payments every month will significantly reduce your interest payments over the life of the loan. By paying more principal each month, you incrementally lower the principal balance and interest charged on it.
Which debt to payoff first?
First, you'll pay off your balance with the highest interest rate, followed by your next-highest interest rate and so on. As you work your way down the list, be sure to continue making the required minimum payments on all accounts. The avalanche method can save you both money and time.
As you roll the money used from the smallest balance to the next on your list, the amount “snowballs” and gets larger and larger and the rate of the debt that is reduced is accelerated.
Millionaires typically balance both paying off debt and investing, but with a strategic approach. Their decision often depends on the interest rate of the debt versus the expected return on investments.
“Shark Tank” investor Kevin O'Leary has said the ideal age to be debt-free is 45, especially if you want to retire by age 60. Being debt-free — including paying off your mortgage — by your mid-40s puts you on the early path toward success, O'Leary argued.
It's possible that you could see your credit scores drop after fulfilling your payment obligations on a loan or credit card debt. Paying off debt might lower your credit scores if removing the debt affects certain factors like your credit mix, the length of your credit history or your credit utilization ratio.
Credit utilization — the portion of your credit limits that you are currently using — is a significant factor in credit scores. It is one reason your credit score could drop a little after you pay off debt, particularly if you close the account.
The lowest score you can get with either model is 300, though past scoring models have gone lower (and aren't used so much today). According to FICO, an estimated 11.1% of Americans have a FICO score ranging between 300 and 549 as of 2019.
- Reduced steady on-time payments. Payment history is a huge factor in determining your credit score. ...
- Lowering your credit mix. ...
- Length of credit history.
- The snowball method. Pay the smallest debt as fast as possible. Pay minimums on all other debt. Then pay that extra toward the next largest debt. ...
- Debt avalanche. Pay the largest or highest interest rate debt as fast as possible. Pay minimums on all other debt. ...
- Debt consolidation.
You'll be in your current home for most or all of the life of the loan. The value of extra payments is realized through a reduction in the life of the loan and interest savings over 20+ years; you won't realize nearly the same benefits if you'll only be in the home 5-10 years. You're already maximizing other savings.
Should I pay extra on my mortgage if I have a low interest rate?
Paying a little extra towards your mortgage can go a long way. Making your normal monthly payments will pay down, or amortize, your loan. However, if it fits within your budget, paying extra toward your principal can be a great way to lessen the time it takes to repay your loans and the amount of interest you'll pay.
A common strategy is to divide your monthly payment by 12 and make a separate “principal-only” payment at the end of every month. Be sure to label the additional payment “apply to principal.” Simply rounding up each payment can go a long way in paying off your mortgage.
Annual Percentage Rate (APR) | Monthly payment (15 year) | Monthly payment (30 year) |
---|---|---|
6.75% | $884.91 | $648.60 |
7.00% | $898.83 | $665.30 |
7.25% | $912.86 | $682.18 |
7.50% | $927.01 | $699.21 |
- Make a substantial down payment. ...
- Boost your monthly payments. ...
- Pay bi-weekly. ...
- Make lump-sum principal payments. ...
- Get help paying the mortgage.
Even one or two extra mortgage payments a year can help you make a much larger dent in your mortgage debt. This not only means you'll get rid of your mortgage faster; it also means you'll get rid of your mortgage more cheaply. A shorter loan = fewer payments = fewer interest fees.
